DEVELOPER DOWNSIZES PLANS,
PROPOSING 295 HOMES INSTEAD OF 445

A developer who'd planned to build 445 homes — including 287 apartment units — on a 108-acre property at the northeast corner of Belle Terre Boulevard and Citation Boulevard has changed plans, now proposing up to 295 single-family homes on the same property instead.

The Palm Coast City Council voted 5-0 at an Oct. 19 council meeting to approve a Future Land Use Map amendment and rezoning necessary for the change on the property, known as Flagler Village.

The community will be gated, with a lower lot size limit of 6,000 square feet and homes of at least 1,500 square feet, according to a representative of the developer.

Although councilmen approved the proposed changes unanimously, Councilman Eddie Branquinho had reservations about the size of the homes.

"I just think that 1,500-square-foot homes are very small," he said. "But what are you going to do — it’s legal, and they’re single-family homes. ... There is very little we can do about it, even though I think they’re small."

The Future Land Use Map amendment approved on Oct. 19 changes the land's designation from mixed-use to residential, while the rezoning changes its zoning designation from Planned Unit Development (PUD) to single-family residential. One 16-acre portion of the property will remain mixed-use, and could be used for commercial development.
